With his 42 years of default and REO experience Ken oversees all aspects of Westfall and Company. He maintains relationships with each client, to ensure that they are satisfied with the services provided. He personally inspects each property assignment and directs the Property Manager on what needs to be done to maintain and/or repair the property to maximize value. He is involved in every valuation, using his experience in liquidating over 6,000 REO properties to select the best pricing and market strategy to maximize value.
Kim has over 28 years experience in various administrative roles, including 13 years as a real estate assistant. She cares for each assigned property from the time of the initial assignment through the sale of the property. This includes: monitoring occupancy status, receiving and processing all photos, verifying redemption status and dates with the Public Trustee's office, getting property information from the County Assessor, locating and placing utilities into our company’s name on vacant properties, requesting client approval and monitoring payment on all past due water accounts, scheduling field service personnel to meet utility companies when necessary, requesting field service personnel to re-key property, receiving and processing all bids for trash outs, sales cleans, initial and ongoing lawn care, calling various repair companies for bids on any necessary repair work, scheduling and monitoring all work performed at each property, and receiving and approving amounts on all invoices for each property. She is also responsible for monitoring tasks on the websites of the clients our company services, making sure all tasks are completed by deadlines. She updates our master property list daily, and maintains lists concerning lawn care and winterization of properties. Kim maintains all active listings in the Multiple Listing Service (MLS) including entries and updates. She is responisible for market and status updates of all bank owned properties for our clients. This includes developing Broker Price Opinions as well as monthly marketing status reports, ensuring that these reports comply with the rules and regulations set by our clients. After closing, Kim ensures that all utilities have been transferred out of our company’s name. Kim is also responsible for contract management of more than 20 sales each month, beginning with presentation of offers to clients, communicating negotiations between our clients and the buyer’s agent, executing any documents needed, and ensuring the transaction closes in a timely manner.
